Q. Why choose Team Klemm ?
A. As a member of Team Klemm, I have the luxury of being a part of Northern Californias top home sales team. With much of the daily tasks being delegated, I am able to focus on the needs of my clients as opposed to trying to do everything on my own as is the case with solo agents. We utilize an extensive marketing plan which covers the Central Valley and Bay areas in both weekly and monthly publications. This ensures maximum exposure to the target audiences in a timely fashion. Internet exposure is also held in high regard and all homes are placed on four separate sites.

Q. What are the commission rates?
A. Commission rates tend to vary on a case by case basis, but will never go beyond a total of 6%. In addition, there are no junk fees added as you will see with many other agencies. They will usually appear as a transaction fee and some run as high as $750.00.

Q. ABC realty will guarantee the sale of my home. Why not use them?
A. The sale guarantees that are often advertised are in most cases nothing more than a gimmick used to get that agents foot in the door. When reading the fine print, most sellers will realize that these programs will offer to purchase the home at a rate of 90% - 95% of market value, minus commissions. This means that on this program a $300,000 home purchased by the agent at 95% of market value will leave you as a seller with a net sales price of $267,000. I am sure you will agree that this is not the return you are looking for on your largest investment.

Q. What about discount brokerages?
A. These types of companies seem to be gaining in popularity, but generally will not make it in the long term. You see the advertisements all the time for flat fee sales. What they do not tell you is that you will have to pay an additional 3% to the agent that brings in the buyer for your home and will have little to no exposure in advertisements. This results in additional market time which equals additional mortgage payments. Ultimately the perceived savings begin to whittle down to nothing. In addition many discount brokers have it set to where they place all negotiations in the hands of the buyer and seller. This can not only become extremely costly for you as a homeowner, but can also result in serious legal issues between the buyer and seller.

Q. Are there any junk fees added above and beyond the commissions charged?
A. No. Team Klemm does not charge any fees other than the agreed upon commission rates.

Q. How do reduced rate commissions affect me as a seller?
A. When agreeing upon a commission rate that is below a 6% mark, it is always important to ask your agent what the commission offered to the selling agent will be. If any less than 3% you will be placing yourself in an unfavorable position. To explain, lets suppose that you are a real estate agent and there are 12 properties to show your clients in their price range. There is only time to view 8 listings and of the 12 homes, 8 are at a 3% commission, 3 are at a 2.5% and 1 is at a 2%. Which homes do you suppose you will be showing? Statistically homes that offer a reduced commission will have substantially longer market times than those at 3%.

Q. What should I do to my home in order to get it ready for the market?
A. This is a question that will have a different answer for each particular seller however there are a few universal things that can be applied to any home in order to help its marketability. Carpet and paint must be in good condition, meaning that they are free of spotting , staining and excessive wear. Also, it is always a good bet to keep countertops in both kitchen and baths free of everything but the essentials. Q. When is the best time to sell ?
A. There are advantages and disadvantages to every season of the year, so it is best to base your decision on your situation at the time. If you are staying in the same area, it does not make a difference whether you sell in a high or low market, as you will also be purchasing a home in the same type of market. If moving out of the area and time is not a factor, it would be best to consult a local real estate agent about the current State of The Market and any future outlook they may be able to give you.
